Terms & Conditions

  1. A 25% deposit is payable to secure your booking and the balance must be paid at least 6 weeks prior to your arrival, unless your booking is received less than 6 weeks before your holiday then we require the full amount. Booking a holiday constitutes a legally binding contract between you and the proprietors of Rosebank Cottage. If you do not pay any amounts due in relation to your booking by the appropriate date, we are entitled to assume that you wish to cancel your booking. In this case, we will be entitled to keep all deposits paid or due at that date. 
  2. We may increase or reduce the prices of unsold products and services or correct mistakes in pricing at any time before we confirm your booking. We will confirm the price of your booking when you make it. As changes and mistakes can happen, you must check all details at the time of booking.
  3. In the unlikely event of not being able to accommodate your booking due to any system errors or similar we will do our best to inform you within 24 hours of your booking and offer you alternative accommodation (if possible) or make a refund immediately.
  4. Tenancy commences at 16:00 on the day of arrival and ends at 10:00 on the day of departure. Please let us know if you are arriving after 19:00 so that arrangements can be made.
  5. The hirer is responsible for the property and is expected to take all reasonable care of it. At the end of the hire period the property must be left clean and tidy as it was found.
  6. Please report all breakages, damage and losses to the proprietor. Although we will not normally charge for minor accidental damages we do stress that the contents are the legal responsibility of the hirer and their cost or replacement is refundable on demand. 
  7. Pets are allowed to stay by arrangement only and subject to an additional charge. They must not be left alone in the house, or allowed on furniture or beds. Outside they must be properly controlled and cleaned up after. 
  8. Car Parking is provided, however no responsibility can be accepted for the loss or damage to any vehicle or its contents whilst parked at Rosebank Cottage. 
  9. We will not be liable for any accident, damage, loss, or injury whether to personal items and belongings or to an individual.
  10. Should you encounter any problems however small during your stay then please inform the proprietors immediately and we will do our best to rectify them for you. This includes any items that you believe to be missing from the property. Please do not wait until the end or after your tenancy, as it will be too late to put things right for you. Complaints received after your holiday will not be accepted if we have not had prior notification. 
  11. Linen and towels are included. All beds have duvets and are made up for you.
  12. Smoking is not allowed inside theaccommodation. If smoking is suspected to have taken place in our property, an amount of £100 will be requested to cover additional cleaning costs. The same rules apply to the use of vapes and e-cigarettes.

CANCELLATION POLICY –

  1. Guests cancelling for any reason up to 6 weeks before arrival will receive a full refund, less a £25 admin fee.
  2. Cancellations made 6 weeks to 2 weeks before arrival are eligible for a 50% refund, less a £25 admin fee. If at this point the balance remains unpaid the full deposit amount will be forfeited.
  3. Cancellations made 2 weeks or less before arrival are not eligible for a refund.

Note for points 2 and 3 above in the event that Rosebank Cottage is successful in obtaining a replacement booking, you will be refunded the amount paid by the new customer for the booking, (up to the amount originally paid by you), less the £25 admin fee.

  • Cancellations must be notified to Rosebank Cottage by phone or email and once received in writing we will confirm the cancellation request. The effective date of cancellation is when written notification is received.
  • Refund payment for cancelled bookings will be refunded via BACS to your account within 14 days.
  • You may not under any circumstances transfer your booking to anyone else without prior consent.

We will consider any request to change dates after confirmation has been issued. We reserve the right to charge an administration fee of £25 in the event a change of booking is made. 

Taking out your own travel insurance

It is the responsibility of the Guest to acquire suitable travel insurance for themselves and their party to cover the booking.

Rosebank Cottage strongly recommends that all guests take out suitable insurance to cover circumstances beyond their control such as, but not limited to; jury duty, incarceration, change in personal or work circumstances, military service, illness (including Covid and shielding), family emergencies and travel delays.
